Bathroom Remodel Tips

Reworking a bathroom can go a long way towards making your home more attractive to potential buyers. Of course, any updates should be within the scope of what you're comfortable spending. Keep in mind that even small changes can result in big returns when it is time to sell.  In my experience, the following updates have wonderful return on investment:

If your home was built before the mid-1980s, the vanity height is probably 30".  That height may work well in a shared bath with small children, but for the average adult that's an uncomfortable height!  Standard vanities today are typically 36" tall. Home Depot has at least 60 choices under $400 dollars and they offer professional installation. If a vanity replacement seems outside of your budget or resources, consider swapping out the fixtures instead.

New hooks, cabinet hardware, and towel bars are less expensive changes that can be replaced over the course of a weekend.  Brass fixtures are easily updated to a more modern brushed nickel or oil-rubbed bronze. Choose basic, off-the-shelf products to keep the budget in check.  Most accessories even come in a multi-piece set that will replace several items for under $60.

A new coat of paint also does wonders to freshen up a small bathroom space.  Though it may be tempting to chose a bold color to add pizazz, a neutral color works best.  Buyers want to envision themselves in the home.

Remember, the most cost-effective way to freshen up the bathroom is to store personal items out of sight.
